Straight answers to the questions North Hollywood homeowners ask most before they sell, with current market data.
The median sale price in North Hollywood was about $890,000 over the six months ending in early October 2026, based on closed sales tracked by Resideline. The middle half of sales closed between roughly $720,000 and $1.25 million. Condos and townhomes usually sell below the median, while single-family homes, especially in the southern part of North Hollywood near Toluca Lake and Studio City, often sell above it.
Over the same six months, the median North Hollywood home went under contract in about 38 days, and escrow then took a median of about 20 days to close. From the day a home is listed to the day the sale closes, most sellers should plan on roughly two months. Homes that are priced well and in good condition can move faster, and homes that start too high usually take longer.
North Hollywood covers a large area with several different markets inside it. The NoHo Arts District, around Lankershim and Magnolia Boulevards, has newer condos and older homes close to restaurants, theaters and the Metro station. The southern streets near Toluca Lake and Studio City tend to have the highest prices. Areas farther north, closer to Sun Valley and the industrial corridors, usually sell for less. When you compare prices, look at recent sales within a few blocks of your home rather than the whole neighborhood.
It often does. Many North Hollywood buyers are interested in rental income or space for family, so a permitted accessory dwelling unit (ADU) or guest house can widen the pool of buyers and raise the price. The key word is permitted. If a unit was built or converted without permits, you must disclose that, and buyers and lenders may value it much lower or ask you to address it before closing. You can look up your property's permit history on the Los Angeles Department of Building and Safety website.
North Hollywood is part of the City of Los Angeles, so sellers usually pay Los Angeles County's transfer tax of $1.10 per $1,000 and the City of Los Angeles tax of $4.50 per $1,000. Together that is about 0.56%, or roughly $5,000 on an $890,000 sale. Sales over $5.4 million also owe the city's Measure ULA tax, which applies to very few homes in North Hollywood.
